Accounting
Property Master™'s full accounting package supports cash or accrual based accounting with a customizable chart of accounts. Record expenses through the Expense Entry, General Journal or Check Register (and print checks directly from Property Master™). Record deposits through the Rent Payment Entry, General Journal or Check Register.
You can view each tenant's rent status, account balances and more from within the application, or print any of more than 20 accounting reports.

Check Writing
You can print checks directly from Property Master™ in three different formats. Use the Check Register to create check records, then print on your own laser printer. The system keeps a record of when checks are written, so you're always protected against fraud or accounting errors. One check format prints in a self-mailer with printed payee address.

Financing
Property Master™ supports any kind of property financing, from fixed-rate loans to variable-rate loans. You can have multiple outstanding loans for a single property, balloon payments, or any other unusual loan type.
Property Master™ calculates your amortization table, and re-calculates future payments if your interest rate changes or you make extra payments. When you record a loan payment, the system automatically posts the correct amounts to interest and principal; even if your payment is more or less than the expected payment amount.

You'll be providing the kind of advanced customer service your owners expect. And, Owner Access gives your customers the most up-to-date information. Property Evaluation
Property Master™ includes Property Modeler, our exclusive evaluation tool. Property Modeler is great for predicting how well properties will perform this year or in the future. You can even compare multiple properties to see which one will be the best performer now or in the long term.
You start by entering information on the properties you are considering buying, such as annual rents, the purchase price, and the details of your finance package. Then let Property Modeler calculate important financial metrics such as Taxable Income, Debt Coverage Ratio, and the all-important Cap Rate and Gross Rent Multiplier.

Alerts
Create your own reminders so you won't forget important tasks or appointments. Alerts can appear on your Property Master™ login page or be emailed to you (or to any other contacts you have created in the system). You can also have Property Master™ automatically notify you when a tenant's lease will be expiring soon or rent payment is late. With Property Master™, you can import tasks and appointments from Microsoft Outlook and they will be saved as Alerts.
Reports
Property Master™ has almost 50 reports and we add new reports every couple of weeks! Reports help you keep track of your accounting, properties and tenants, and more. All reports can be exported to Microsoft Excel or PDF files.

It's

You log on with a user name and password you select, to an encrypted web application, on servers kept in a locked, fire-safe room, with instant backups and a daily backup to an offsite storage facility. Tenant Management

When you get a new tenant, you can create a custom rent schedule and know at a moment if your tenants are behind on their rent. Our system will even prorate the first rent payment if tenants move in the middle of a rent period. Work with Other Programs
